Gross vs net rental yield in Malaysia
Gross yield is a fast comparison. Net yield is closer to what the property produces before financing because it deducts vacancy and running costs.
Gross yield formula
Gross rental yield = annual asking rent ÷ purchase price × 100. It ignores vacancy, maintenance, sinking fund, assessment, quit rent, insurance, repairs, furnishing and agent costs.
Net yield formula
Net rental yield = annual rent after vacancy and operating expenses ÷ the total capital used to acquire and prepare the property × 100. Keep mortgage cash flow separate so you can compare the asset and the financing independently.
What Malaysian condo investors commonly miss
Add maintenance and sinking fund, realistic vacancy, repairs, insurance, quit rent, assessment, furnishing replacement and leasing costs. Then test a lower-rent case rather than assuming the advertised rent is achieved every month.
Why comparable homes matter
The rent assumption should come from homes serving the same tenant market. Yieldline matches bedroom count and bathroom count before checking size, and treats records without room counts as broader market context.
Run the numbers
