Taman Maluri, Kuala Lumpur · project analysis
M Vertica investment analysis
The investment case tests whether strong rail and retail access can offset the project’s very large internal supply, and compares its 3- and 4-bedroom layouts with nearby Maluri and Cheras asking rents.

ACCESS & TENANT DEMAND
What may bring tenants here?
The official brochure states a 500-metre covered walkway to the operating Maluri MRT-LRT interchange. Yieldline separates that project claim from measured station and walking evidence.
WHAT THE REPORT CHECKS
- Rent evidence for the same bedroom and bathroom count
- Required rent for target yields and monthly cash flow
- Likely student, professional, international or local tenant markets
- Nearby homes competing for the same renter
- Transit use, useful destinations and verified walking evidence where available
LAYOUT BEFORE BUILDING
Do not give every unit the same investment score.
A studio, two-bedroom and dual-key home can serve different tenants even when they share one address. Yieldline evaluates each layout separately.
Evidence boundary: asking rent is not signed rent, a disappeared listing does not prove it was rented, and a nearby station does not by itself prove tenant demand.
